I used to live in a small town in CA. When a freeway was built next to town, making it within 'commuting distance' of 2 major cities housing prices skyrocketed. Developers wanted to build huge housing tracts, but the city council wouldn't let them unless they would cough up enough $$ to expand the water supply capacity and the sewage treatment. Eventually it happened. I don't think many of the original inhabitants are still there. Many sold out and relocated to more rural areas buying the same size house and a pile of $$ in the bank. The family home that was built and bought in 1962 for $13,000 sold in 2000 for $190,000. Now is listed for sale for $608,900. I'm sure it's been renovated a couple of times since, but still....

Last year we moved to a small town in east TX. 1400sqft on half an acre, 3 blocks from the Post Office for $128K.
