Long story short, I bought this property many years ago with some grand plans that fell through. I have no idea what to do with it now. I DID try to sell it, but the offers came in so low it didn't make sense.
Property details: about an acre in mid eastern PA. The property has a cabin that is too close to the road and dilapidated. It has to be torn down. But the foundation should be able to remain (the house sticks out over the foundation). It's on the side of a mountain and a fairly steep grade. Very low taxes and no HOA.
There is an artesian well on the property pumping 30 gallons per minute of fresh sub-well line water. This is something I'd considered commercializing. I had the water tested and no arsenic. You can basically drink it right out of the ground. However, it needs to be diverted. Right now it's completely uncontrolled. So off the bat, this and the tear down will be my biggest costs.
I love the idea of creating a small pump house/bottling facility. I ran this idea by a company that makes mini robotics and we came up with a design that could house a mini pump/bottle plant in a 10x10 shed and produce 4000 water bottles per day approximately. My fantasy was initially to create this and then replicate it for other homesteaders who have natural springs or artesian wells on their properties.
Anyway, I have no desire to live in PA. But I do visit NY often and this would be an acceptable base. I like those tiny modern A frames. What would you do with this property.
Is my water mogul fantasy dumb? I do know Nestlé has bought a lot of property close to mine. So I'm not completely off base.
How much money do expect your property to be worth? I would sell it there isn't much you can do with 1 acre. Perhaps beekeeping would be a good idea. You can sell a 16oz jar for $20-25. Also there are other beekeepers in mid PA that will help you.
I was only getting offers from flippers. I listed it as FSBO. Offers were so low, like $5k. But the property is an hour outside of NY and the location is very good (next to major highways and tourist attractions), with beautiful views.
1) hobbit house in the hill. the thing about hobbit houses is you start out with too many construction materials. which is a nice change. a patient man on a mini excavator can do most of the work.
2) pelton wheel or tesla turbine in the creek. harness the runoff for drinking. if you have sun exposure a solar array will contribute to your power needs.
You're going to want to be sneaky about it, and try to make it look like a happy accident as much as possible. Whole agencies are waiting in the shadows frothing at the mouth with nothing better to do than ruin your life.
If you don't plan on spending time there, then what exactly is your goal?
Just to keep it as a asset, or attempt to generate income off it with little to no time spent after the initial construction and project build?
Pimping bottled water is going to take time, effort, marketing, distribution, and account management. ALL of which will be a full-time job if you are trying to move 1,000's-10,000's of units per week.

I'd like to leave it to my kids. Maybe generate some additional money from it. I still have professional ties to NY but I hate staying in the city and this location is about an hour away in the Poconos, so kind of a vacation home/second home.

And on the bottle water front, you are correct which is why I realized it was kind of an unrealistic fantasy. But if I could find a business partner who was local to take a big percentage and manage it on site, I would. I mean, I'd give them like 90% of the business/profits to do that just to do that as long as I could retain the property. Would have to be the right white kind of person for the job though. A rare find.
I would sell it to any independent white man for $1. Every offer I have received has been from a Jeet or a white wagie working for a Jew corporation or just directly for a Jew. And the Jews create endless hassles.
The raw assets you’re sitting on—usable land, natural water, no HOA, low taxes, and existing infrastructure (even if rough)—are decent for a creative, low-cap-ex play.
There are small grants (5–15k) available for water resource development or local ag innovation.
